Terms & Conditions

1.         GENERAL

The following conditions will apply to all bookings accepted by the owner for this property.  The person signing the booking form "Party Leader" certifies that he/she is authorised to accept all the booking conditions on behalf of all persons included on the booking form including those substituted or added at a later date. Once a booking has been confirmed by the home owner, a contract will exist between the signatory of the booking form and the home owners. The signatory of the booking form must be 18 years or over.

 

2.        PAYMENT - 25% non refundable deposit must accompany all bookings at the time of booking.  It is recommended that all clients take out a cancellation policy.  All payments are made direct to the home owners.  The balance to be received 8 (eight) weeks prior to your arrival.  If a booking is made within the 8 week period full payment will be required. If payment is not paid in full by the date shown on the booking form, we reserve the right to cancel the booking and the deposit will be forfeited.

 

3.         DAMAGE DEPOSIT - A damages deposit of £300.00 (€350.00) is payable with the balance and will be returned two weeks following your stay subject to any damages and/or breakages and the property being left in a clean and tidy condition after departure. The client also agrees not to act in any way which would cause disturbance to residents of neighbouring properties.   

 

 4.        ALTERATIONS TO BOOKINGS

Any amendment to a booking, such as less or more guests after it has been confirmed must be put in writing by email.

 

 5.        DOCUMENTATION

The client is strongly recommended to arrange a comprehensive travel insurance policy including cancellation cover and to have full cover for the party's personal belongings, public liability etc since these are not covered by the owner's insurance.

 

6.         CANCELLATION

We are unable to accept cancellations after final balance has been paid. In the event that you have to cancel your booking, your deposit will be returned in full as long as we are advised more than 8 weeks before your arrival date. Unfortunately if you cancel within 8 weeks of your arrival date we are unable to return your deposit as we are unlikely to re-let the property.  Any cancellation should be advised in writing, by email, to us as the owners. Upon receipt of such am email, the property will be made available again and if the owners receive a replacement letting a refund may be payable minus £50.00 admin charges (without any obligation whatsoever to the rentors to do so).

 

8.         COMPLAINTS

Any serious complaint about the property should be directed in the first instance to                 ourselves as the owners’ representative, in order to allow us the opportunity to rectify any                  problems.   Complaints should be reported in the first instance, after the end of 

the holiday cannot be accepted

 

9.           ACCOMMODATION - Occupation of the property normally commences after 1600hrs on

day of arrival.   Vacation of the accommodation will be 1100hrs on day of departure.

 

10.       USE OF POOL

The owners & their representatives cannot be responsible in anyway for misuse or accidents regarding the swimming pool. It is entirely the guest’s responsibility to supervise their children at all times.

 

11.       OTHER

In the unlikely event of a property being unavailable due to circumstances beyond the owner’s control, the client will be informed as soon as possible of any proposed changes, and where possible offered an alternative property of a standard equal to or better than the original property booked.  If this is not possible, all rent paid in advance, will be refunded by the owner to the hirer in full. The Hirer shall have no further claim against the Owner.

 

The owner shall not be liable to the Client; a) for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment or appliance in the property; b) for any loss damage or injury which is a result of adverse weather conditions, riot, war, strike or other matters beyond the control of the owner; c) for loss damage or inconvenience caused to or suffered by the Client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the owner shall, within 7 days of notification to the client, refund all sums previously paid in respect of the rental period.
